Your room is very safe - all doors to student rooms have their own individual lock, which we suggest you keep locked at all times. Then there is another lock for the front door which again should be locked at all times and occasionally an inner porch door which again can be locked.
None! All utility bills (gas, water and electricity), broadband with Wi-Fi and TV licence are all included.
All our accommodation comes complete with high quality furnishings that provide ample storage and comfort. Because of fire restrictions, you are not allowed to bring your own furniture or large appliances (e.g. fridges, heaters or air-conditioners) with you.
No. As per your tenancy agreement, it is not permitted to smoke inside any of our properties.
TV's can be provided for an extra fee, but their are aerial points in all the rooms and the TV licence is paid for the whole property, so we again advise you to bring your own.
Yes. All our properties are cleaned and cleared out of the end of each tenancy. You will need plates, bowls, cutlery, saucepan, frying pans, glasses, mugs, utensils and chopping knives and whatever else you think you might need!
If you're staying with us, you can just leave them in your room. No charge.

No. Again you will need to bring your own bedding and furnishings to make your room just like your old one! Good quality mattresses are provided as standard with a new mattress protector for each tenancy.
We understand that student loans can be late. We are very flexible, but if your student loan is very late and you are unable to make any payment, then we would ask your Guarantor to assist with the rental payment until your loan arrives.
Unfortunately you are committed under the tenancy agreement to pay the full rent, but please speak to us if you would like to leave your tenancy early! We may have a waiting list of people who would like to take over your tenancy, which would then relinquish you from your contract. We cannot refund your rent until you have found someone to replace your tenancy.
You have three different options when deciding how to pay your rent: - Three installment payments made in September, January and April. All students need to have a UK-based guarantor to pay by three installments. - Monthly installments made every month on the start date of the tenancy. All students need to have a UK-based guarantor to pay by three installments. - Annually, where the rent is paid in full and no guarantor is required.
Let us know! We will always work with you to find the best way for you to pay your rent. However we do need and expect our residents to pay the rent on time so that we can maintain our high levels of service.
All our properties abide to our strict management standards. Gas Safety, Portable Appliance Testing, Electrical and Fire Safety maintenance services are all carried out before anyone moves in. We have strict security and only allow our approved contractors into the property.
Students need a guarantor when they make their reservation. This person will need to agree to be their guarantor and read the tenancy paperwork. A guarantor is someone over the age of 18, who takes joint financial responsibility for the tenancy and is liable to pay the student's rent if they are, for any reason, unable to pay an amount owed to the landlord. We have the right to pursue this person for recovery of outstanding monies, so it is important the guarantor understands their liability.
